
Sandbach Heath: Bloor Homes
​In November 2024 Bloor homes launched a public information consultation over its plans to build a substantial development of over 300 houses (and no infrastructure) on greenfield countryside in Sandbach Heath, running along the SE building limit of Sandbach Town. In addition to all the impacts upon the town and its over-stretched roads and services, this is an area of great natural beauty and rolling countryside which will be lost forever should the development go ahead.​
Cheshire East in its current version of the local plan has designated these fields ‘open countryside’ and therefore not developable.
Planning permission on part of the proposed site has already been refused in the past.

Following the initial "consultation", Bloor Homes subsequently lodged a claim to "waive" the completion of an Environmental Impact Assessment (EIA) claiming it was unnecessary.
The aim of an EIA is to protect the environment by ensuring that a local planning authority when deciding whether to grant planning permission for a project, which is likely to have significant effects on the environment, does so in the full knowledge of the likely significant effects, and takes this into account in the decision making process.
An EIA is also to ensure that the public are given early and effective opportunities to participate in the decision making procedures.

In this case, the public were given 3 weeks to register their concerns with the EIA consultation closing on the 23rd December 2024, conveniently over the Christmas period​​

In tandem with this EIA application, Bloor have now (28th January 2025) submitted an application for outline planning permission for up to 325 homes – reference 25/0211/OUT
